Spring were appointed by an institutional landlord to advise on its terminal dilapidations claim.
The tenant proposed a low settlement just prior to lease expiry. This was declined and the landlord carried out the work to return the units to good marketable condition, corroborating the scope and cost of the work required. This also led to occupational interest and a letting to another tenant on the estate, with whom a rapid dilapidations claim and settlement was concluded to facilitate the deal.
