Spring were appointed by a development holding company in the lead up to distribution tenant vacating the 50,000 sq ft property at the end of a long lease.
A strategy was evolved to return the property to good marketable condition whilst optimising dilapidations recovery. The tenant adopted a minimal approach in defence, as had been anticipated, so an assertive approach was adopted and maintained through the inspection, tendering and execution of the work. Substantial interest was generated at completion of the work, and the strength of the evidence obtained during the process led to a particularly high level of dilapidations recovery once this registered with the tenant.
