Spring were instructed to prepare schedules of dilapidations for two warehouse properties in Watford totalling 26,000sqft. The warehouse properties were let to a single tenant across two leases dating back to the mid 1980's. Both units had been heavily altered with additional office space having been added and large mezzanines installed within the warehouses.
Spring reviewed all of the lease and licence to alter information and prepared the schedules of dilapidations using market costs obtained through a tender process. Negotiations with the tenants appointed representatives were undertaken and a swift settlement was achieved.
