Spring were appointed by an institutional landlord in the lead up to its tenant vacating the 45,000 ft² unit after a series of leases.
The unit had been heavily altered and fitted out and was in very poor condition. We managed a substantial demolition, strip out and enabling works project in order to reveal the original “bones” of the unit and corroborate our assessment of the scale of the works required. Market and valuation input was obtained to underpin the level and basis of the claim, leading to the tenant amending its position and settling the claim by negotiation.
