Spring were appointed by an institutional landlord to advise on terminal dilapidations and negotiations with the key tenant of this multi occupied building which had latent potential for improvement.
It transpired the key tenant wished to relocate to a larger building, presenting an opportunity for refurbishment and improved rental levels through early lease surrenders. Pre-lets were agreed on the refurbished floors and the building’s life before major refurbishment has been extended at moderate cost whilst optimising rental returns.
